We are heading towards Labor Day and the official end of summer season in Charlestown RI.  Vacationers and summer homeowners are still enjoying the wonderful Charlestown ocean front vistas and beaches.  The updated Charlestown Rhode Island real estate market information for July 2012 is as follows:

        2 homes sold between$300,000- $400,000

         8 homes sold less than $300,000

There were 107 Charlestown RI homes for sale in July.


Home sales are equal to June and the number of homes for sale decreased by 1%.

Again this month the strongest Charlestown home sale market is under $300,000.

Average Home Sale Price in July  2012 was $430,723,  homes sold on average for 94% of list price  and were on the real estate market for 125 days until sold.  Homes sold this month took twice as long as the previous month.


Median Home Sale Price in July 2012 was $270,000, median price of homes sold was 95% of list price and the median number of days on the market until sold was 80.  It remains a buyers market.

25 Charlestown RI pending home sales  await closing in July. Pending sales are up by 4%.  This is a good steady flow of homes awaiting closing.
