The South Kingstown real estate market February 2016 for single family homes shows a marked increase in home sales up by 140% over the prior month.   This is early on in the new year in South Kingstown home sales and real estate this month was popping, pending home sales awaiting closings was up by 5%.  This is a stable RI home sale market where the key to home sales is pricing well.  The increase in home sales shows that the spring market is beginning early….

Housing update for South Kingstown RI for February 2016 follows:

 

  • Properties currently active on the market: 172 ( 3% decrease over prior month)
  • Single-family properties closed in the month: 22 (140% increase over prior month)
  • Average sales price: $ 379,000 
  • Median sales  price: $ 279,000
  • Sales price to list price ratio: 96% ( 96% in the prior month)
  • Average days on the market: 132 (94 days in the prior month) 
  • Sales currently pending: 42 ( 5% increase over prior month)

 

  • South Kingstown home absorption rate indicates it is a buyers market with current inventory.  Home absorption is the amount of time it will take to sell all the homes currently on the market without adding to it.  If sales continue this way a buyers real estate market here will remain.

 

  • Breakdown of the 22 South Kingstown sold homes is as follows for the month: 12 homes sold under $300,000, 5 homes sold between $300,000-$400,000, 4 homes sold for more than $400,000 but less than a million and 1 homes sold over $1 million.  The under $400,000 real estate market continues to be the strongest market in home sales and desirability in South Kingstown.  

 

  • The average square foot sales price of a home sold this month in South Kingstown is $ 244 per square foot.

 

  • The highest priced home sold this month was $ 1,300,000 with 3600 square feet of living space.

31 homes were sold in South Kingstown this year through February 2016 with an average price sold of $379,000 as compared to 37 homes sold January-February 2015 with an average price of $380,000.  A decrease in sales and home sold values may be due to some weather and mix of home buyers looking to buy.
