North Kingstown Real Estate January 2016 Update

 

This is the North Kingstown RI single family housing market update for January 2016 and year end provided by Ginny Lacey Gorman, top selling RI real estate agent of RI coastal real estate.  Winter is here and the Wickford RI and Narragansett Bay waters are exhibiting their blue grey colors.  The first month of the new year is showing the slowdown in home sales over the prior month down by 36%.  Yet pending sales are up by 3% for the same period.  Home sale values are up by 4% in January 2016 over January 2015 and home sales are up 21% over the same period.  This is the third year in a row since the Great Recession of 2008 that home values have rebounded a bit here.

In this southern RI coastal town it is about the community, life style, schools, Wickford Village, Narragansett Bay and great real estate that draws home buyers here.  North Kingstown is nearly in the center of RI which makes commuting to Providence or south an added bonus to all who live here.

Let us look at the month of January and home sales in North Kingstown first and see why this town draws buyers to it.

The month of January 2016 North Kingstown real estate information is as follows:

  • Properties currently active on the market: 158 ( 4% decrease over prior month)
  • Single-family properties closed: 23 ( 36% lower than the prior month)
  • Average sales price: $ 372,000 
  • Median sales  price: $ 315,000 
  • Sales price to list price ratio: 97% 
  • Average days on the market: 95 
  • Sales currently pending: 38 ( 3% increase over prior month)

North Kingstown home absorption rate for the month is 6.9 months of home inventory (a normal market is 5-7 months of inventory and considered a balanced market). The home inventory has increased a bit. Based on this most recent home sales data, the North Kingstown real estate market is a balanced market.  

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the current home inventory.
  • Breakdown of the 23 North Kingstown sold homes is as follows for the month: 10 homes sold under $300,000, 7 homes sold between $300,000-$400,000, 6 homes sold over $400,000 and 0 homes over $ 1 million.  All levels of the real estate market remains a good selling market in home sales this month.

North Kingstown home sales January 2016 compared to January 2015 shows a 21% increase in home sales (from 19 homes sold in 2015 to 23 homes sold in 2016).  During this same period a 4% average increase in home sold prices (from $359,000 in January 2015 to $372,000 in January 2016) occurred.  Real estate values have increased which shows a stronger North Kingstown real estate market going forward in 2016.  These are facts and figures every seller needs to know.  The average home in January 2016 sold in 95 days and the price per square foot is $210 for a sold home.  The highest price home sold in January 2016 was in the Plum Beach neighborhood at $949,000.
