This is the Narragansett single home sale market in October with home sale closings decreasing by 55% and pending home sales are down 5% over the prior month. So far this year 45 single family homes have sold at $1 million or over in Narragansett.

- Sales currently pending: 20 ( 1 less than prior month)
- Above ground average square foot cost of a sold home this year so far in Narragansett is $549.
- Highest price home sold in Narragansett this month is in the Jerusalem neighborhood at $2,687,000.
Narragansett homes sale absorption rate is 2.6 months worth of home inventory this month which is currently a sellers real estate market.

213 homes sold (6% less homes sold) in Narragansett in January-October 2021 as compared to January-October 2020 when 227 homes were sold. The average Narragansett house still commands an above average price for the Rhode Island real estate market at $ 940,000 so far in 2021 as compared to January-October 2020 which was $761,000 (24% increase in average home sold prices this year). The average above ground square foot cost of a sold home here so far in 2021 is $549 and is a 3 bedroom, 2 bath, and 1800 above ground square foot home.
One of the neighborhoods in demand is Narragansett Pier which has a few homes on the market, homes here go into contract quickly and the price point is higher. Remember that the RI real property here, we are talking land. It is expensive so small lots are the norm especially in the beach neighborhood.
