Narragansett RI real estate coastal home sales are less in 2023 compared to 2022. Single home sales are down by 22% on average with an average 3% drop in prices(yet down 11% in median sale prices) in 2023 as compared to 2022 so far.
As this is one of the prime southern RI coastal real estate oceanfront towns to reside in, Narragansett offers home buyers numerous choices.

- Above ground average square foot cost of a sold home this year so far in Narragansett is $598 (median price is $550).
- Highest price home sold in Narragansett this month is off Ocean Road at $1,550,000.
Narragansett homes sale absorption rate is 3.1 months of home inventory which is currently a sellers real estate market.
2023 Narragansett April Real Estate Market Sales Data Recap
49 single family homes sold in Narragansett so far in 2023 as compared to 63 homes in January-April 2022. The average Narragansett house still commands an above average price for the Rhode Island real estate market at $855,000 in January-April 2023 (median price is $669,000) as compared to January-April 2022 which was $880,000 (median price $753,000). The average above ground square foot cost of a sold home here so far in 2023 is $598 (median square footage at $550) and is a 3 bedroom, 2 bath, and 1600 above ground square foot home.
Narragansett home sales so far in 2023 are 22% less than the first four months in 2022 and the average home sale price is down by 3% (median price is down by 11%).
One of the neighborhoods in demand is Narragansett Pier which has a few homes on the market and the price point is higher. Remember that the RI real property here is land. It is expensive so small lots with homes are the norm.
