Jamestown RI Real Estate Market Update June 2014
This Jamestown RI mid year home sales report as of June 30th 2014 is out. Jamestown is experiencing the same number of homes sold in June as in the prior two months. The home sales market for the first half of 2014 is showing a 16% decrease in Jamestown home sales and a 9% drop in home prices as compared to the same time period in 2013. Overall, the luxury Jamestown housing market is not experiencing the small uptick that other waterfront RI real estate is feeling.

- Median sales price: $407,000
- Sales price to list price ratio: 95%
- Average days on the market: 150
- Sales currently pending: 1 (4 pending prior month)

Jamestown’s home absorption rate is still attempting to get out of a Buyer’s real estate market with many months of home inventory. In addition, the luxury $1 million+ home sale market commands 50% of the current Jamestown homes for sale.

Year to date there were 32 homes sold as of June 30, 2014 as compared to same time period in 2013, a 16% decrease. Jamestown home sale values decreased by 9% over the same period. 2014 has not been a ‘rockin’ year for real estate.
- Jamestown’s home inventory increased by 8 homes over the prior month, days on market stayed the same and list price to sold price stayed the same at 95%.
- Jamestown waterfront homes had no luxury homes sold in June again.
- Breakdown of the 8 Jamestown RI homes sold in June is as follows: 0 homes sold under $300,000 and 4 homes sold between $300,000-$400,000 4 homes sold for over $400,000 (but less than $1 million).
