This Jamestown Rhode Island home sale market in July 2016 is again back in this coastal real estate market.   Overall, the home sales were 6% higher than the prior month with pending home sales awaiting closing down by 36% over the prior month.    The past seven months of 2016, the Jamestown real estate market showed a 70% increase in home sales as compared to the first seven months of 2015.   A great rebound has finally happened in this Jamestown RI coastal real estate haven.  The luxury Jamestown housing market had 4 sold homes this month for over $1 million in waterfront RI real estate.  Read on to see what the home sale Jamestown market is doing…

Jamestown properties active and on the market this month: 87                          

  • Single-family properties sold: 19 (18 homes in prior month)
  • Average Sales price sold: $ 772,000 
  • Median Sales price sold: $590,000
  • Sales price to list price ratio: 95% (last month it was 95%)
  • Days on the market: 116
  • Sales currently pending: 9 (14 homes pending last month)

Knowing the Jamestown RI real estate market is essential if you are considering listing your home for sale or in the market to buy.  Especially if your home is in the luxury Jamestown real estate range.  Thirteen luxury homes $1 million and over sold this year.


Jamestown’s home absorption rate is out of a buyers’ real estate market with reduced home inventory.  It is actually a sellers home market right now.  In addition, the luxury $1 million plus Jamestown home sale market commands a large part of the homes for sale.  Yet, the under $600,000 home is the one that buyers are most searching for and are limited with house inventory.

Jamestown RI Home Sale Market July 2016 is buzzing…

  • Jamestown’s home inventory decreased by 1% over the prior month, days on market decreased by 1 day and list price to sold price are at 95%.
  •   Jamestown waterfront homes had 4 luxury and waterfront home sold over $1 million.  The highest price home sold this month for $2,900,000.
  • 18 Jamestown RI homes sold this month is as follows:   1 home sold under $300,000, 4 homes sold between $300,000-$400,00, 9 homes greater than $400,000 but less than $1 million and 4 homes sold for $1 million and over.

 Jamestown is a waterfront Newport County Rhode Island community that enjoys private island real estate that is unique to this ocean state.


 The Jamestown home market went from 42 homes sold during the first seven months of 2015 to 74 homes sold in the first seven months of 2016.  Home sold 2016 values so far decreased by 18% over 2015 for same time period to $665,000 on average.

This is the real estate news for home sellers they want to hear and buyers will need to pay more for homes in Jamestown now.  But it is a long term investment for any home buyer.
