The Charlestown RI single family real estate sold & home market in November 2021 is 23% less than the prior month.  Also, pending real estate sales are down 33% over the same period.  There is a limited home inventory here like most of southern RI.

  • Sales price to list price ratio: 96%
  • Average days on the market until in sales agreement: 42 
  • Sales currently pending awaiting closing: 8 (12 in prior month)
  • Highest priced home sold this month was $795,000 in the Buckeye Woods new development  neighborhood.

The average homes sold prices are 14% higher in January-November 2021 as compared to January-November 2020. The number of sold homes increased by 24% in this time period.  The average home sold so far this year is a 3 bedroom, 2 bath home with 1500 square feet of above ground living space.  The average above ground square foot cost of a sold Charlestown home is $448 this year so far.

Charlestown’s home absorption rate is a sellers real estate market at present with 2.8 months of homes inventory.  

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
  • Breakdown of the 10 Charlestown RI home sales is as follows for the month: 2 homes sold under $300,000, 1 home sold between $300,000-$400,000, 7 homes sold over $400,000 but less than a million dollars andhomes sold for over $1 million.
