The Charlestown single family number of sold homes in July 2022 are 15% more than the prior month.  The pending real estate sales this month are up 100% over the prior month.  There is a limited home inventory of Charlestown home sales like most of southern RI.

  • Average sales price: $735,000 
  • Median sales  price: $640,000  
  • Sales price to list price ratio: 96%
  • Average days on the market until in sales agreement: 84
  • Sales currently pending awaiting closing: 8 (4 in prior month)
  • Highest priced home sold this month was $1,700,000 at East Beach in Quonnie.

The Charlestown average home sold price in January-July 2022 is 23% more than January-July 2021 (the median price increase is 13% over this period).  The number of homes sold is 20% lower over the same time period.

 

The average home sold so far in 2022 is a 3 bedroom, 2 bath home with 1700 square feet of above ground living space.  The average above ground square foot cost of a sold Charlestown home is $480 so far this year.

Charlestown’s home absorption rate is a sellers real estate market at present with 3.9 months of home inventory (more than half of the home inventory is over $800.000).  

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
  • Breakdown of the 8 Charlestown home sales is as follows for the month: 1 home sold under $300,000, 0 homes sold between $300,000-$400,000, 6 homes sold over $400,000 but less than a million dollars andhome sold for over $1 million.
