The Charlestown RI single family home sold market in January 2021 is lower this month in real estate sales by 47% but pending sales are up 83% from the prior month. There is a limited home inventory here like all of South County RI.

- Average days on the market until pending: 84
- Sales currently pending: 11 (6 in prior month)
- Highest priced home sold this month was $ 3,300,000 in Quonnie neighborhood on the ocean.
The average homes sold prices are 3% lower, in 2020 over 2019 and the number of sold homes decreased by 21% in the time period (January-December). The average home sold last year is a 3 bedroom, 2 bath home with 1800 square feet of above ground living space. The average above ground square foot cost of a sold Charlestown home is $331 in 2020. It is too early with only January statistics to gauge what 2021 will be like but probably similar to 2020.
