The Charlestown RI single family home sold market in February 2021 is the same as last month in real estate sales  and pending sales are up 9% from the prior month.  There is a limited home inventory here like all of South County RI.

Home buyers need to be ready, willing and able to buy on homes in all price ranges to make a property offer Sellers do reach out to me now as I have buyers waiting for homes to buy.  The right priced home inventory is wanted by buyers and will continue to grow in demand.  This Charlestown home sale market update is provided by Ginny Gorman of RI coastal real estate.

Furthermore, home buyers have indicated they want well priced homes that need little updating.  There are five factors that will sell your home in the best manner so understand them.  Ensuring that you price and stage your home properly is certainly key factors always.

Ensure you work with a real estate professional who knows the real estate area well that you are buying into.  When you have the Atlantic Ocean at many oceanfront doorsteps, home prices can be in the higher range.  The lack of homes for sale in Charlestown especially under $400,000 are a need for buyers and this is the time to list and sell.

This is a mixture of a waterfront and rural community living depending upon your location desire for Charlestown RI homes.  It is wonderful to be able to have that choice in this RI town.

As they say, oceanfront, waterfront and being near the beach are in demand.   Consider buying now for yourself or for generations to come and buying as an extended family.  It is a great way to spend family time together by the coast.

Home buyers are actively seeking good property values and lower priced affordable homes with the town’s lower real estate taxes.  This makes Charlestown a highly desirable community to buy into.

What does this town offer home buyers?  It is closer to Connecticut and New York to a wonderful ocean area retreat and offers oceanfront residences as well as country homes at far better prices.  It is the stunning coastline, quiet neighborhoods, beach side homes and serene landscapes that draw home buyers to this Charlestown location.   Here is the Charlestown home sales update for the month, as follows:

  • Properties active and on the market:  28 ( same as prior month but 8 of these homes are in sales agreement and awaiting closing)
  • Single-family properties closed: 10 ( 10 in prior month) 
  • Average sales price: $529,000 
  • Median sales  price: $493,000  
  • Sales price to list price ratio: 97%
  • Average days on the market until pending: 48 
  • Sales currently pending: 12 (11 in prior month)
  • Highest priced home sold this month was $ 1,150,000 in Fort Neck Association neighborhood.

The average homes sold prices are 20% higher, in January- February 2021 over January-February 2020 and the number of sold homes increased by 67% in this time period.  The average home sold last year is a 3 bedroom, 2 bath home with 1600 square feet of above ground living space.  The average above ground square foot cost of a sold Charlestown home is $373 this year so far.  It is too early with only January-February statistics to gauge what 2021 will be like but probably similar to 2020.

Charlestown’s home absorption rate is a sellers real estate market at present.  

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
  • Breakdown of the 10 Charlestown RI home sales is as follows for the month: 1 home sold under $300,000, 2 homes sold between $300,000-$400,000, 6 homes sold over $400,000 but less than a million dollars and home sold for over $1 million.

From coastal Charlestown homes to the rural country homes.  You are never far from the ocean and the Rhode Island beaches here.  It is a great time to buy in the Quonnie neighborhood too if you are looking at beachfront homes for sale.
