South Kingstown RI Real Estate Market Report – March 2012

 

 

 

20 South Kingstown homes have been sold in March 2012, as follows:

5 homes sold over $400,000
7 homes sold for between $300,000-$400,000
8 homes sold for under $300,000

 

Home sales are up over last March 2011 by 50% and pending home sales have increased by 57%!  This is a big uptick in this real estate market.

South Kingstown Median Home Sale Price in March 2012 was $320,600.  South Kingstown homes sold for a median price point of 94% of list price and was on the real estate market for 91 days.

 

There were 235 South Kingstown homes for sale in March 2012 which was a 8 % increase over the prior month.  The number of sold homes has increased by 9 homes this month which is significant increase in homes sales for this town.  Pending sales are up significantly.

 

South Kingstown continues to have a good supply of homes for sale yet the waterfront South Kingstown homes for sale are selling slowly. 

 

There are 47 homes in pending status in South Kingstown RI (pending sales are awaiting closing and are up by 13 homes over the prior month).   Yet, the home absorption rate for South Kingstown homes for sale remains high and continues as a buyers market.  Pricing is key to selling a home in this market – the right location, condition and price.
