2 home sold for between $300,000-$400,000
9 homes sold for under $300,000

 

There were 162 North Kingstown homes for sale in December 2011 which was a 9 % decrease over the prior month (17 less homes for sale). The number of North Kingstown sold homes decreased though by 7 homes (-35%) over the prior month.

North Kingstown RI real estate has a good supply of homes on the market still and the waterfront North Kingstown homes for sale for over $1 million are not selling right now. In fact, there are 7 North Kingstown homes for sale over $1 million.

There are 33 North Kingstown pending homes sales at present (22% increase over November).

Overall 215 North Kingstown homes sold in 2011.  During 2011:

 

–Average North Kingstown home selling price was $336,867

-Homes sold at 94% of list price

–Homes sold were on the market for 101 days.

 

 

Interestingly enough 54% of the homes sold were under $300,000 in 2011, 19% of homes sold were between $300,000 to $400,000 and 27% of the homes sold were over $400,000.   As compared to 2010, North Kingstown real estate home sales decreased by 8% and real estate home sales prices decreased by 6% in 2011. 

 

   The home absorption number indicates that at 13 months of home inventory, the real estate market here is still a buyers market.
