  • Properties active and on the market120
  • Single-family properties closed in May: 6 ( same as last month)
  • Average sales price: $ 452,750 (more than doubled since last month)
  • Median sales  price: $ 287,500
  • Sales price to list price ratio: 93% (same as last month)
  • Average days on the market: 157 (down slightly from last month)
  • Sales currently pending: 12 (up by 4 over last month

Charlestown RI Home Sales May 2013 Update


    • Charlestown’s home absorption rate is at a 20 months home supply which remains a buyers market.  An 18% increase in home inventory occurred in May and primarily in the Charlestown luxury home market.  Charlestown homes $1 million and over account for 22% of the homes for sale now.

    • Home inventory increased by 12 homes in May, pending sales increased by 4 homes and Charlestown RI home sales remained at 6 sold homes.

    • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the current real estate market.  Charlestown is very heavily weighted with homes for sale over $400,000.

    •  The increase in home inventory from April is due to vacation homes that came back on the market for the summer sale period.

    • Breakdown of the Charlestown RI home sales  is as follows for the month: 3 homes sold under $300,000, 2 homes sold between $300,000-$400,000 and 1 home sold over $1 million.     Charlestown RI homes sales May 2013 still indicates that the best value for location, taxes and low key living is the under $300,000 home market here.
