  • Properties active and on the market: 102
  • Single-family properties closed in April: 6 ( down  by 2 sales  from last month)
  • Average sales price: $ 195,875
  • Median sales  price: $ 212,000
  • Sales price to list price ratio: 93%
  • Average days on the market: 165
  • Sales currently pending: 8 (up from 4 last month)

Charlestown RI real estate has the ocean at hand

 

    • Charlestown’s home absorption rate is at a 17 months home supply which remains a buyers market.

    • Home inventory increased by 28 homes in April, pending sales increased by 4 homes and Charlestown RI home sales decreased by 2 homes.

    • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the current real estate market.

    •  The 38% increase in home inventory from March is due to vacation homes that came back on the market for the summer sale period mostly.

      • Breakdown of the Charlestown RI home sales  is as follows for the month: 6 homes sold under $300,000.   In April, the under $300,000 continued to generate  the only home buyers interest.  This is a radical change from past years and I wonder what awaits the summer season here?!  Charlestown RI homes sales April 2013 still indicate the best value for location, taxes and low key living is the under $300,000 home market.

       

      • Charlestown properties have been good sellers this past year and the luxury Charlestown homes over $1 million will continue to sell.   At present, 17% of the homes for sale in Charlestown are in the $1 million and up price range.
