In the world of RI real estate, condos for sale are on the upswing this year and especially North Kingstown condominiums. The local real estate market has seen an increased buyers interest in condo living due to its easy care living style. In RI real estate what is important to a condo owner? No grass mowing to do, lawn fertilizing, fall rake up of leaves is gone, snow removal is taken care of and outside overall building maintenance is the responsibility of the condo association. Yes, just like a home there is monthly maintenance which is built into your monthly condo fee but smart condo associations do manage these fees effectively.
North Kingstown and the Wickford community is fortunate to have so many varied levels of condos to offer buyers. What has become a hot market is in the one level condo which there are few of to offer buyers. It is the ability to have the master bedroom on the first floor that is the attraction. Unfortunately, buyers will need to pay over $500,000 – $600,000 for these one level condos and there are few to offer buyers. It is a much in demand home market which builders are aware of but have not been able to offer at affordable prices.
Many of the requests I receive are for one level North Kingstown condos below the $350,000 range ( actually $300,000 is the preferred price). They are rare and can be found at 40 Web Avenue in Hamilton Harbour mostly. At the higher financial end are the Quidnessett Club condos.
Wickford Woods – North Kingstown Condos – New 2018 Condo Complex in Wickford
The newest build is the Wickford Woods condos which are a 40 unit over 55 year old community being built on Ten Rod Road just a walk outside of the Wickford Village. It is located behind Saint Bernard’s Church on Tower Hill Road. The condos are being built in 2018 and applications are being accepted now for reservations on pick of your lot location. They are attached and detached North Kingstown condos that are priced at $449,900. Understand with new builds there is not a negotiation on price. The builder sets the price with condo amenities that are included such as granite kitchen & baths, hardwood floors, central air, natural gas heat, etc. I have all the amenities as I represent Buyers here as well as other condo complexes. Wickford Cove Condos
I will say there are a number of RI condos for sale in North Kingstown but they may be 1 or 2 bedrooms, perhaps in an older complex or one with multiple floors and no elevators either. Stairmasters can always accommodate 2nd floors so do not become disheartened…there are ways to make it work for you. One needs to decide not only what one desires now in a condo but what the future value may be when selling it. Many condo resale sellers come to me that bought ‘high’ and now want to sell.
However, if you live on a 3rd floor condo with no elevator you need to consider that your resale market is extremely limited…anyone over 30 is not interested in hiking up stairs with groceries or bags! Be mindful of what you want and ultimately purchase.
