What You Should Know About North Kingstown Rhode Island Real Estate Market

Average Home Sale Price in July 2012 was $347,450  homes sold for 95% of  average list price and were on the real

estate market for 56 days on average.  This is an increase over June in average sales price and average list price. Homes sold were on the market longer in order to sell.  Home sales volume are down by 25% in July over June 2012.

 

There were 215 North Kingstown homes for sale in July 2012 which was a negligible decrease in home inventory over June.

Yet, if you look at the sales numbers above it is interesting how strong the North Kingstown real estate market is here for homes under $400,000.  Even in July the under $300,000 dollar market of sold homes is consistently ‘the buy’ alternative  for home buyers.

The North Kingstown real estate market remains a buyers market overall with 10 months supply of homes on the market.

 

There were 2 North Kingstown short sales sold in July 2012.  It was good to move these short sales out of the current inventory figures.
North Kingstown RI has a supply of waterfront North Kingstown homes for sale for over $1 million.  There are 11 North Kingstown luxury homes for sale over $1 million.

 

There are 32 pending homes sales at present which is a 14% decrease from June.   It is still a good time to buy Rhode Island real estate while mortgage rates remain low and home choices are available.

There is so much to appreciate about this town…Wickford Village, Wickford Junction train station, easy highway access, great North Kingstown public schools, 20 minutes to Providence and 15 minutes to the Providence Airport, waterfront coastline and more!
