The Charlestown RI home sale market in February 2018 is feeling a slowdown in real estate sales in February.   As you look back at the home sales in Charlestown last year as compared to 2018, it shows a 23% increase in home sales year over year so far.

  • Single-family properties closed: 11 ( 5 homes more than the prior month) 
  • Average sales price: $647,000 
  • Median sales  price: $488,000  
  • Sales price to list price ratio: 97%
  • Average days on the market until pending: 55 
  • Sales currently pending: 14 (equal to the homes in the prior month)
  • Highest priced home sold this month was $ 1,395,000 in the Foster Cove neighborhood.
  • The average above ground square foot cost is $292 for a sold home here.

The homes sold prices have dropped by 8% in 2018 (January-February) as compared to 2017 (January-February) yet the number of sold homes are up 23% in the same time period.

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
  • Breakdown of the 11 Charlestown RI home sales is as follows for the month: 3 homes sold under $300,000, 2 homes sold between $300,000-$400,000, 3 homes sold over $400,000 but less than a million dollars and 3 homes sold for over $1 million.
