The Charlestown RI home sale market in March 2017 is feeling the uplifting spring upbeat in real estate sales over the prior month.   As you look back at the home sales in Charlestown for the first three months of 2017 as compared to the same time period in 2016, it shows no increase in home sales year over year.    Yes, home sales in Charlestown have remained the same 2016 to 2017.

  • Properties active and on the market: 80 ( 8% more homes than prior month)
  • Single-family properties closed: 11 ( 6 more homes sold over prior month) 
  • Average sales price: $415,000 
  • Median sales  price: $368,000  
  • Sales price to list price ratio: 97% (99% last month)
  • Average days on the market: 113 
  • Sales currently pending: 11 (same as prior month)
  • Highest priced home sold this month was $ 1,100,000 in the Foster Cove neighborhood.

 Charlestown is starting off the first quarter of 2017 with the same number of homes sold as compared to January-March 2016.  Yet, the homes sold prices are 53% higher the first three months in 2017 as compared to same period in 2016 ( from $370,000 as compared to $565,000).  This increase is due to the three over $1 million priced homes that have sold so far in 2017 (in first quarter 2016 no homes were sold over $ 1 million).

Charlestown’s home absorption rate is a buyers real estate market at present in certain price ranges.

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
      • Breakdown of the 11 Charlestown RI home sales is as follows for the month: 2 homes sold under $300,000, 5 homes sold between $300,000-$400,000, homes sold over $400,000 but less than a million dollars and home sold for over $1 million.
