North Kingstown Seller Stories Gone Wild- 3 1/2 years to sell a Home!
One of my neighborhood
acquaintances told me another North Kingstown seller story that is sad to hear. This couple bought a home 3 1/2 years ago in North Kingstown RI and had not sold their home in New Hampshire. However, they had hired a NH Real Estate Agent who seemed to know their area and market. Besides they said they had waterfront on a river and had a well maintained up to date home.
The Real Estate Agent priced it at $319,000. I looked at it a couple of years ago on line and told them based upon what I could see what was selling in their town, they probably should be much lower. No we think we will stick with our price. Yes, this happens in RI real estate too.
No internet marketing done by the NH Real Estate Agent just a sign placed in front yard & listed on the NH mls is all that was needed the agent assured them. Many New Yorkers come up to NH to buy vacation home they were told …but what wasn’t told to them is that the economy was tanking especially for vacation homes. They stayed with the same NH Real Estate Agent for 3 1/2 years, no offers were had for three years…they had lowered the price to rock bottom by the time they sold it just to move it.
I offered to find them another NH Real Estate Agent awhile ago when I looked on line and saw the less than stellar quality pictures the agent took to showcase the home and not even a video tour. But they felt they wanted to stay with her out of loyalty! I was aghast. I said if she is not encouraging you to lower the price of your home (which she wasn’t) then she just wants a place marker for her ‘forever’ sign I told them. They really didn’t know how to take that remark I gathered.
Well lo and behold they closed last week after 6 months of issues the lawyers resolved and then the
lawyer messed up the bank routing number so the money transfer was delayed a day…They got their home sold 3 1/2 years later for half the price of what they listed it at. Listen sellers or potential sellers, it really pays you back at closing time to have a skilled and internet savvy North Kingstown Real Estate Agent market your home…not just list it but priced right too.

Too bad that this family had to maintain the home for 3 1/2 years as they waited for it to sell. Often buyers interview several agents, and pick the agent that “promises” to sell the home for the highest price. It is difficult for them to believe that market conditions do not warrant their listing price. Glad to hear that it finally sold.
