The Narragansett Rhode Island home sale market in July 2018 is well into summer season with home sales decreasing 44% this month over the prior month. Home inventory is available and this ocean side community continues to be an active home market.

As this is one of the prime southern RI coastal real estate oceanfront beach towns to reside in, Narragansett offers home buyers a variety of property choices. Narragansett homes for sale are more expensive than surrounding towns.

Properties active and on the market: 138 (equal nearly to the prior month)
- Single-family properties sold in the month: 18 (14 less homes than prior month)
24 of the ‘Active’ homes are already in sales agreement heading towards inspection period - Average sales price: $ 503,000
- Median sales price: $ 478,000
- Sales price to list price ratio: 95% (98% last month)
- Average days on the market: 54 ( 49 days prior month)
- Sales currently pending: 21 (6 less than the prior month)
- Average square foot cost of a sold home this month in Narragansett is $314.
Narragansett homes sale absorption rate is 7 months worth of home inventory this month which is currently a buyers market.
2018 July Real Estate Market Data Recap
125 homes sold in Narragansett this 2018 year through July as compared to the same time period in 2017 when 139 homes were sold (10% less homes sold so far in 2018 over 2017). The average Narragansett house still commands an above average price for the Rhode Island real estate market at $565,000 as compared to 2017 which was $538,000 through July (5% decrease in home sold values). The average square foot cost of a sold home here so far in 2018 is $368. It will continue to be a busy and competitive market for home buyers especially on or within walking distance to the ocean this year.
One of the neighborhoods in demand is Narragansett Pier which has a few homes on the market, homes here go into contract quickly and the price point will put you up well over $500,000. Remember that the RI real property here, we are talking land. It is expensive so small lots are the norm especially in the beach neighborhood.

Breakdown of the Narragansett home sales this month is as follows: 1 homes sold under $300,000, 5 homes sold between $300,000-$400,000, 11 homes sold over $400,000 but less than $1 million and 1 home sold for over $1 million.
- The luxury oceanfront Narragansett home market is an active market for luxury home buyers this year. Nine homes $1 million and over have sold this year.
- The highest price home sold this month was $1,050,000 in Anawan Cliffs.
