This Jamestown RI real estate market is showing an uptick with home sales in August 2013 and we see an improved rebound over 2012 continuing in Jamestown homes for sale.

- Single-family properties closed in August 2013: 10 (150% increase over prior month)
- Average sales price: $ 441,440
- Median sales price: $ 367,500
- Sales price to list price ratio: 95% (equal to July)
- Average days on the market: 102 (41% less than prior month)
- Sales currently pending: 5 (44% decrease over prior month)

Jamestown’s home absorption rate is still attempting to get out of a Buyer’s real estate market.
- Jamestown’s home inventory decreased by 1 home over the prior month, days on market decreased by 70 days and list price to sold price remained the same from prior month. Home sales are up by 150 % over the prior year through August which is a great sign for the home sale market. The average Jamestown home sale price has increased by 13% so far year to date in 2013 over 2012.
- Jamestown waterfront homes are continuing to sell also although none sold this past month. 45% of the Jamestown homes for sale are luxury homes and are for sale for $1 million and over.
- Breakdown of the 10 Jamestown RI homes sold in August is as follows: 2 homes sold under $300,000, 3 homes sold between $300,000-$400,000 and 5 homes sold over $400,000. In August, there was increased interest in the Jamestown RI coastal real estate market. The over $400,000 home generated the buyers interest. Pending home sales dropped from the prior month.

Still August 2013 Jamestown’s real estate market had a decrease in home sales over the prior year’s August home sales by 1 home.
