The Charlestown RI home sale market in October 2016 is having a fall off in real estate sales over the prior month with sales down by 12% but not in the luxury oceanfront homes. As you look back at the home sales in Charlestown for 2016 as compared to 2015 (comparing the first ten months of each year), it shows no increase in home sales year over year. Yet, home sold values have increased though by 8% over 2015 so far this year (10 homes have sold over $1 million in 2016 so far).
Home buyers need to be ready, willing and able to buy on homes especially in the under $300,000 price range. Sellers do call me now as I have buyers waiting for homes to buy in the under $300,000 price range. We are moving forward as the fall market is upon us and the right priced home inventory is wanted by buyers. - Average days on the market: 69 (85 days on market last month)
- Sales currently pending: 11 (31% lower than prior month)
- Highest priced home sold this month was $ 3,800,000 on Surfside Avenue.
So the number of Charlestown home sales through October are no higher in 2016 year to date compared to the same period in 2015. Charlestown home sold prices are up by 8% over the same time period in 2015.
