  • Single-family properties closed in February 2013: 8
  • Average sales price: $ 573,487
  • Median sales  price: $311,250
  • Sales price to list price ratio: 91%
  • Average days on the market:190
  • Sales currently pending: 16

  • Narragansett home absorption rate has crept up again to a home buyers market.  Narragansett RI Real Estate for Sale has slowed its sale pace this winter.

  • Breakdown of the 8 Narragansett RI home sales in February is as follows: 4 homes sold under $300,000, 2 homes sold between $300,000-$400,000, 1 home sold over $400,000 and 1 home over $1 million.  In February, the over $400,000 home was the one that generated the most buying interest.

Home sales were down 27% in February, home inventory was up 7% and homes in contract were up 23%.  It may be the cold weather that is dampening sales, the Blizzard of 2013, but right now but spring is right around the corner.  Sales are down 38 % last month over the prior year too.

 

The Narragansett RI home sales market has been a stronger selling market in the past year.  It is expected to remain strong in 2013 also.
