In July, 30 single family homes sold, as follows:  5 homes sold for less than $300,000, 6 homes sold between $300,000-$400,000 and 19  homes sold for greater than $400,000.  More detailed sales information is as follows:

            Average home sold for $488,469 at 96% of list price and days on market was 74.

            Median home sold for $485,000 at 96% of list price and days on market was 56.


 Overall July was an outstanding month for East Greenwich home sales.  Home inventory has increased by a mere 1 home .  We saw the  average days on market drop greatly and homes sales prices increased by 3%.   Also, a  3% decrease in home sale volume over June occurred.    However, we now have a true sellers real estate market here with just over 3 months of home inventory.


Comparing East Greenwich RI home sales for the month of July 2012 compared to July 2013 showed an increase in home sales by 50%.  Home prices are up by 8% over the same period of time.  The East Greenwich RI home sales market is a sellers market right now with less than 4 months of home inventory on the market.
