North Kingstown Condo Complexes  | For Sale and Sold Condos in 2015

 

This North Kingstown RI condo market year end report of the condo complexes was a busy condo sale market in 2015.  Being a geographically centered Rhode Island town, on the water of Narragansett Bay, having the notable RI Wickford Village within its borders, great schools all contribute to maintaining North Kingstown home and condo resale values.

It is a town home buyers are attracted to for its closeness to Providence, the airport and southern RI beaches.  Condo sales here are down by 13% in 2015 over 2014.  There were 33 condos sold in 2015 and 38 condos sold in 2014 in North Kingstown.  The prior year was a strong real estate market for condos and now homes have had their turn.  Home sales were up by 12% for 2015 over 2014 as compared to the decrease in condo sales during the same time period.

Different buying patterns are evident with these homes versus condo buys this past year.  Yet, condo buyers whether they are looking to downsize from the McMansion to looking for a vacation place find that the ease and care of condo living is attractive and it will continue to be a good market.  The lack of new build condos that give privacy to its owners will always be of good value to these buyers who buy into a current complex.

  • Lowest condo sale price      $133,000
  • Average condo sale price    $259,000 (4% lower than 2014)
  • Median condo sale price     $249,000 (41% higher than 2014)
  • Condo square footage          1364 sq.ft. (4% higher than in 2014) average
  • Square foot condo cost        $180 per square foot (10% higher than 2014) average
  • Sale price to list price           97% (96% in 2014)
  • Days on market                      108 days ( 4% increase over 2014)

There were no sales in the following condo complexes in North Kingstown this past year:  Fairways, Heritage Gardens, Wickford Glen, Wickford Condos or Villas at Mountain Laurel.
