The East Greenwich RI real estate market update this month shows a continued back to school slow down as home buyers get to other tasks at hand.   This fall home sales market has rebounded well in 2013 from 2012 with a 4.6% home sales price increase so far.

A suburb of the city of Providence, commuting distance and great schools draws the home buyers here as East Greenwich RI home sales in September 2013 are shared for the consumer.   This RI real estate market strong yearly trend in single family home sales is demonstrated by homes sold up by 25% year to date over last year!

Let us look at how this market is doing in September, as follows:

Active homes on the market: 117 (3% decrease over prior month)

Average list to sales price: 95% (down 1% over prior month)

Average home sale price: $551,900 (29% increase over prior month)

Pending Homes:  11 (down by 8% from prior month)

Single family Sold Homes: 10 (50% less than prior month)
 

East Greenwich RI Real Estate Market Update – September 2013

In September, 10 single family homes sold, as follows:  1 home sold for less than $300,000, 2 homes sold between $300,000-$400,000 and 7  homes sold for greater than $400,000.  No homes sold for over $1 million.  More detailed East Greenwich home  sales information to follow:

            Average home sold for $551,900 at 95% of list price and days on market was 91.

            Median home sold for $615,000 at 96% of list price and days on market was 88.

 Overall September was a much slower month for homes sales even compared to last year at this time.  Alas, a  50% decrease in home sale volume over August occurred here.    This tremendous slowdown in sales puts the buyers again in the driving seat as a buyers market surfaces again.  However, it has been a stellar year for home sales in this community.

Comparing East Greenwich RI real estate sales year to date through September 2012 to September 2013, showed an increase in home sales by 25%.  Also, home prices are up by 4.6% over the same time period.
