The East Greenwich RI housing market July 2016 has decreased in real estate sales as the weather moves forward  in  the summer months.  East Greenwich real estate sales are down by 30% over the prior month and pending home sales are down by 17%.   It shows that buyers are out looking for the home that suits them and are particular in this community in 2016.

Pending Homes:  15 (17% less than prior month)

Single family Sold Homes: 26 ( 30% decrease in home closings over prior month)

Days on Market before Pending Sales Contract: 67

Highest priced home sold this month was for $1,050,000.

This month 26 single family homes sold as follows:  5 homes sold for less than $300,000, 5 homes sold between $300,000-$400,000, 15 homes sold between $400,000 and $1 million and 1 home sold over $1 million.  The average square foot cost of a sold East Greenwich home averages $186 this year.

 So far in 2016 129 single family homes have been sold with an average sale price of $455,000.  In 2015 for the first seven months, 125 homes sold with an average sale price of $467,000.  This home market has basically had a flat home sale and sold value year over year so far.
