The Charlestown RI real estate market this September has a minor decrease in home selling over the prior month.    As you look back at the home sales in Charlestown for the first nine months of 2015 as compared to the same time period in 2014, it shows an increase in home sales up by 10%.  Home sold values have been dropped by 4% over 2014, over the same months, as more lower priced Charlestown homes sold and were available for sale this year.

  • Properties active and on the market: 97 ( 2% fewer homes than prior month)
  • Single-family properties closed:15 ( 17% less than prior month) 
  • Average sales price: $592,000 
  • Median sales  price: $385,000  
  • Sales price to list price ratio: 96% (96% last month)
  • Average days on the market: 77 (1 day more than the prior month)
  • Sales currently pending: 18 ( same as prior month)

 So the home sales are up by 10% through September 2015 y-t-d over y-t-d January-September 2014 here.  Charlestown home sold prices are down 4% over the same time period.   There were 10 waterfront over $1 million homes sold so far in 2015.

Charlestown’s home absorption rate has returned to a balanced market.

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
      • Breakdown of the 15 Charlestown RI home sales is as follows for the month: 6 homes sold under $300,000, 2 home sold between $300,000-$400,000, 5 homes sold over $400,000 but less than a million dollars and homes sold for over $1 million.
