The Charlestown RI real estate market this November has no change in home selling over the prior month with home sales being the same.    As you look back at the home sales in Charlestown for the first eleven months of 2015 as compared to the same time period in 2014, it shows an increase in home sales up by 11%.  Home sold values have increased by 13% over 2014, over the same time period.

Home buyers are actively seeking good property values and lower priced affordable homes with the town’s lower real estate taxes.  This makes Charlestown a highly desirable community to buy into.

What does this town offer home buyers?  It is closer to Connecticut, to a wonderful ocean area retreat and offers oceanfront residences as well as country homes.  It is the stunning coastline, quiet neighborhoods, beach side homes and serene landscapes that draw home buyers to this Charlestown location.   Here is the Charlestown November 2015 home sales update for the month, as follows:

  • Properties active and on the market: 85 ( 8% fewer homes than prior month)
  • Single-family properties closed: 10 ( 5 less than prior month) 
  • Average sales price: $909,000 
  • Median sales  price: $390,000  
  • Sales price to list price ratio: 94% (94% last month)
  • Average days on the market: 134 (50 days more than the prior month)
  • Sales currently pending: 15 ( 25% more than prior month)
  • Highest priced home this month was $4 million on the ocean

 So the home sales are up by 11% through November 2015 y-t-d over y-t-d January-November 2014 here.  Charlestown home sold prices are up by 13% over the same time period which is the largest increase in Washington County so far this year.   There were 16 waterfront over $1 million homes sold so far in 2015 which is up over 2014 with an average square foot cost of $700.  The stunning Charlestown oceanfront and coastal luxury homes are a continual draw for home buyers.

Charlestown’s home absorption rate has returned to a buyers market.
