The Charlestown RI real estate market December 2015 has had a slowdown in home selling over the prior month with sales being down 33%.  Yet, this is a minor hiccup in how home sales compared to how sales were overall this past year.  As you look back at the home sales in Charlestown for 2015 as compared to 2014, it shows an increase in home sales up by 5%.  Home sold values have increased by 15% over 2014.  This is an amazing increase in average home sale prices.

Home buyers are actively seeking good property values and lower priced affordable homes with the town’s lower real estate taxes.  This makes Charlestown a highly desirable community to buy into.

What does this town offer home buyers?  It is closer to Connecticut, to a wonderful ocean area retreat and offers oceanfront residences as well as country homes.  It is the stunning coastline, quiet neighborhoods, beach side homes and serene landscapes that draw home buyers to this Charlestown location.   Here is the Charlestown December 2015 home sales update for the month, as follows:

  • Properties active and on the market: 57 ( 33% fewer homes than prior month)
  • Single-family properties closed: 6 ( 4 less than prior month) 
  • Average sales price: $526,000 
  • Median sales  price: $310,000  
  • Sales price to list price ratio: 94% (94% last month)
  • Average days on the market: 62 (50% decrease in days over the prior month)
  • Sales currently pending: 8 ( 47% less than prior month)
  • Highest priced home sold this year was $4 million on the ocean

 So the Charlestown home sales are up by 5% for the year 2015  over 2014.  Charlestown home sold prices are up by 15% over the same time period which is the largest increase in Washington County this year.

The average Charlestown home sold price was $508,000 on 139 sales in 2015.  This is over 2014 which had an average sold price of $442,000 on 133 home sales.There were 17 waterfront over $1 million homes sold in 2015 which is up over 2014 with an average square foot cost of $738.  The stunning Charlestown oceanfront and coastal luxury homes are a continual draw for home buyers.

Charlestown’s home absorption rate has returned to a buyers market.

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
