South Kingstown RI had 30 homes sold this past month as follows:

1 home sold for over $1 million (South Kingstown waterfront home)
2 homes sold over $400,000
5 homes sold for between $300,000-$400,000
22 homes sold for under $300,000

 

There were 276 South Kingstown RI homes for sale in July 2011 which was a 1% decrease over the prior month (2 less homes for sale).

Pending home sales have decreased by 6 homes over June 2011 and there are 34 homes in pending status in South Kingstown. It is a stronger real estate market when pending home sales continue to maintain stability from month over month. However, it would take 9 months to absorb all the homes now on the current market (without any new ones being added). This market remains a strong buyers market.

 

Out of state buyers continue to search for South Kingstown waterfront and coastal homes for sale. I do expect real estate to be remain active this summer in all price ranges and especially for vacation homes. People are still moving and need to buy homes as well as retire!
