This Jamestown RI real estate market May 2013 is moving ahead with home sales…seems the hare is definitely passing the tortoise market of last month.

  • Properties active and on the market: 80                              
  • Single-family properties closed in May 2013: 9      
  • Average sales price: $ 871,425
  • Median sales  price: $ 463,333
  • Sales price to list price ratio: 93%
  • Average days on the market: 145
  • Sales currently pending: 14
  • Jamestown’s home absorption rate is still attempting to get out of a Buyer’s real estate market!  Just over 8 months of home inventory exists at present. 

  • Jamestown’s home inventory decreased by 2 homes over the prior month, days on market increased by 5 days and list price to sold price decreased by 1%.   However, home sales are up by 13% over the prior month.  Jamestown waterfront homes are selling too.
  • Breakdown of the 9 Jamestown RI homes sold in May is as follows: 2 homes sold less than $300,000 and 1 home sold between $300,000- $400,000, 4 homes sold over $400,000 and 2 homes sold over $1 million.  In May, there was increased interest in the Jamestown RI coastal real estate market again.  The over $400,000 home generated the buyers interest since most houses are in that price range and over.  Pending home sales increased by 40% over April which is a promising real estate sign.

Still May 2013 Jamestown’s real estate market had a dramatic increase in sales over the prior year’s May’s sales- up by 7 homes.  Realize that last May 2012 was a sleeper month. The real gain is the increase over April’s sales numbers.  However, the Jamestown luxury home sale market is moving again.
